Professional Experience
Over 50 years experience as a real estate analyst, appraiser, and consultant to various banks and other lending institutions, estates, government agencies, federal, state, city, county, town and village municipalities, attorneys, brokers, individuals, schools, religious congregations, and leading United States corporations and companies. Concurrent experience as a real estate broker and/or principal in real property management, subdivision development, building construction, financing, purchasing, leasing, and selling.

Appraisal assignments completed for purposes of tax certiorari proceedings; appropriation and/or severance damage; mortgage security, utility easement; urban renewal acquisition; assessment review; employee transfer; condemnation by public authority; estate, transfer, and/or gift tax; sale, purchase, and/or investment value; catastrophe damage claim; tax basis; economic and/or location feasibility; leasehold interest; equity yield; cash flow analysis; construction lending; rehabilitation; zoning constitutionality, assessment ratio analysis; co-operative and condominium conversion; tax revenue impact.

Called as a real estate valuation expert, and qualified as such to testify at proceedings in the United States Tax Court, Federal District Court, U.S. Bankruptcy Court, local County Court, the New York State Supreme Court (Westchester, Putnam, Dutchess, Rockland, Orange, Sullivan, Ulster, Greene, Columbia, Onandaga, Broome, Oneida, Albany, Chautauqua, St. Lawrence, Manhattan, Bronx, Brooklyn, Queens, Nassau, Suffolk), the New York State Court of Claims, Connecticut Superior Court, New Jersey Superior Court, the American Arbitration Association, and various Boards and Commissions of Valuation.

During past 25 years, property values in excess of $25,000,000,000 appraised, including over $100,000,000 for Chase Manhattan Bank, $500,000,000 for Citibank, $1,000,000,000 for Chemical Bank, $50,000,000 for Manufacturers Hanover Trust, and over $20,000,000,000 for a variety of additional lending institutions, government agencies, large corporations, developers, investors, and other similar clients.

Unique appraisal assignments completed include pool clubs, nursing homes, marinas, day camps, hospitals, theaters, amusement parks, radio stations, libraries, municipal and other public buildings, bulk oil plants, rail- road facilities, schools, resorts, houses of worship, sewage disposal facilities, watershed and reservoir lands, water and oil storage facili ties, prisons, conservation lands and sanctuaries, highway billboards, pipeline easements, ice skating rinks, and a variety of other unusual types.
